The cost of living in Alanya, a coastal district of Antalya province in southern Turkey, comes to about TRY 37,500 a month (EUR 682) for a single person renting a furnished one-bedroom flat, TRY 41,300 (EUR 752) for a retired couple who own a two-bedroom apartment and pay state health insurance, and TRY 61,900 (EUR 1,126) for a family of four renting an unfurnished three-bedroom flat, before private health insurance, school fees and eating out. Those cost of living totals rest on prices recorded on 8 October 2026: 520 Alanya rental listings, the electricity tariff of EPDK (the Energy Market Regulatory Authority), the water tariff of ASAT (the Antalya water and sewerage authority), a 21-item Migros food basket, Petrol Ofisi pump prices and the 2026 residence permit fees of the Presidency of Migration Management. Rent dominates a tenant's budget, with median asking rents of TRY 22,000 for a one-bedroom flat and TRY 27,000 for a two-bedroom flat, and furniture adds about half again to a one-bedroom. Air conditioning heats 86% of Alanya rentals, so electricity is the bill that moves with the seasons, and a household that uses more than 4,000 kWh in a year loses the subsidised tariff. Foreign residents carry costs that citizens do not: state health insurance at TRY 7,927.20 a month after the first year, residence permit fees from TRY 964 to TRY 28,879.20 a year depending on nationality, and TRY 54,258 to keep a phone bought abroad connected. Published online estimates for one person range from USD 676 to USD 1,833 a month because they mix totals with and without rent and build them from visitor submissions. A lira budget also ages quickly: prices rose 29.73% in the year to September 2026 while the euro bought only 13.6% more lira, which left a euro income about 12.5% weaker in Alanya than a year before.
How much does it cost to live in Alanya per month?
A single person renting a furnished one-bedroom flat in Alanya needs about TRY 37,500 a month, a retired couple who own a two-bedroom apartment need about TRY 41,300 including state health insurance, and a family of four renting an unfurnished three-bedroom flat needs about TRY 61,900 before private health insurance and school fees. At the euro buying rate of TRY 54.9548 published by the Central Bank of the Republic of Türkiye (TCMB) on 8 October 2026, those totals come to roughly EUR 682, EUR 752 and EUR 1,126. Every line in the three budgets comes from a published tariff, a supermarket shelf price or a dated sample of rental listings, and every one of them was recorded on 8 October 2026.
The three totals are core budgets. A core budget prices the spending that any household of that shape cannot avoid, line by line, and stops where spending starts to depend on taste. Alanya is a district of Antalya province on Turkey's Mediterranean coast, and all three budgets assume a household living there all year.
The three households differ in size, housing and nationality, and each of those differences moves the total.
| Household | Housing | Core monthly total | In euros | Largest lines left out |
|---|---|---|---|---|
| A: single remote worker, Irish citizen | Rents a furnished 1+1 | TRY 37,500 | EUR 682 | Private health insurance, eating out |
| B: retired couple, Norwegian citizens | Owns a 2+1 in a residential complex | TRY 41,300 | EUR 752 | Eating out, travel, a car |
| C: family of four, Danish citizens | Rents an unfurnished 3+1, runs a car | TRY 61,900 | EUR 1,126 | Private health insurance, school fees, car insurance |
Turkish listings count rooms as bedrooms plus living room. A 1+1 is a one-bedroom flat with a separate living room, a 2+1 has two bedrooms and a 3+1 has three.
What the three budgets include and leave out
The three budgets include nine to twelve lines each, depending on the household.
- Housing is either the median asking rent for the flat type or, for the owners, the aidat (service charge), property tax and earthquake insurance.
- Utilities cover electricity, water with wastewater, home internet and mobile lines.
- Groceries come from a 21-item food basket and five household and toiletry items, priced at one supermarket on one day.
- Transport is either a month of bus rides or a month of fuel for a family car.
- Health cover appears only where a published rate exists, which in practice means the state scheme for residents of more than one year.
- Residence permits are spread across twelve months.
The budgets leave out five kinds of spending. Restaurant meals, entertainment, clothing and travel depend on the household rather than on Alanya. Private health insurance has no public price, since insurers quote each applicant by age. School fees differ by school and grade, and a car's purchase price, insurance and upkeep differ by car.
The nationalities are chosen on purpose. The Presidency of Migration Management (Göç İdaresi Başkanlığı) publishes exact 2026 residence permit fees only for a short list of countries, and Irish, Danish and Norwegian citizens are on that published list. German, British, Dutch, Swedish, Russian and Polish citizens pay amounts set for their own country group, and the e-İkamet application system calculates those amounts at the moment of application.
Why online cost-of-living figures for Alanya disagree
Published estimates for one person living in Alanya ranged from USD 676 to USD 1,833 a month when checked on 8 October 2026, a factor of 2.7, because the websites behind them measure different baskets, mix totals with and without rent, and build their prices from visitor submissions rather than from tariffs. USD 676 is about TRY 33,200 and USD 1,833 is about TRY 90,000 at the TCMB dollar rate of the same day.
Five widely cited estimates were checked on the same day for the same person.
| Source | Figure for one person | Rent | Basis the source states | Last update shown |
|---|---|---|---|---|
| livingcost.org | USD 676 | Included | Consumer basket, prices partly crowdsourced | 21 June 2026 |
| citycost.org | TRY 52,900 (about EUR 963) | Included | "AI and user input" | 5 October 2026 |
| expat.com, English edition | USD 900 to 1,200 | Excluded | Not stated | 16 December 2025 |
| expat.com, Italian edition | EUR 900 to 1,200 | Included | Not stated | 16 December 2025 |
| nomads.com | USD 1,833 for an "expat" | Not stated | Not stated | 8 October 2026 |
The two expat.com editions show the problem most clearly. The English and the Italian edition of the same guide, both dated 16 December 2025, print the same 900 to 1,200 range. The English edition labels it US dollars excluding rent, and the Italian edition labels it euros including rent. The gap between those two readings is roughly the price of a one-bedroom flat, which had a median asking rent of TRY 22,000 (about EUR 400) on Alanya listings from July to October 2026.
Alanya Realty, a local agency whose cost-of-living page ranks for the same search, gives one figure: USD 1,500 to 2,000 a month for a couple. The page carries no date, no source and no rent line.
A total built from tariffs behaves differently from a total built from submissions. A tariff has an issuing body and a date, so a reader can hold the electricity line against a real bill and see exactly which number moved and why.
What does rent cost in Alanya?
Alanya apartments listed for rent between 1 July and 8 October 2026 had a median asking rent of TRY 22,000 a month for a 1+1, TRY 27,000 for a 2+1 and TRY 35,000 for a 3+1, roughly EUR 400, EUR 491 and EUR 637. The medians come from 520 listings on Emlakjet, a national Turkish property portal, out of 631 Alanya apartment listings live on 8 October 2026; the other 111 were posted before July and were excluded as stale. Asking rents are what landlords advertise, not what tenants finally sign, so the medians mark where a negotiation starts.
By apartment size and furnishing
Rent rises with each extra bedroom, and furniture adds a further step on top.
| Flat type | Median asking rent | Middle half of listings | Listings | Furnished median | Unfurnished median |
|---|---|---|---|---|---|
| 1+1 | TRY 22,000 | TRY 16,000 to 26,000 | 183 | TRY 25,000 (90 listings) | TRY 16,500 (93 listings) |
| 2+1 | TRY 27,000 | TRY 22,000 to 33,000 | 228 | TRY 30,000 (101 listings) | TRY 25,000 (126 listings) |
| 3+1 | TRY 35,000 | TRY 28,000 to 45,000 | 73 | TRY 42,500 (22 listings) | TRY 30,000 (51 listings) |
Furniture adds the largest premium to the smallest flats. In the July to October 2026 sample the median furnished 1+1 asked TRY 25,000, 52% more than the TRY 16,500 median for an unfurnished one, while a furnished 2+1 asked 20% more than an unfurnished 2+1 and a furnished 3+1 asked 42% more. Of the 520 listings, 519 stated a furnishing status: 229 were eşyalı (furnished) and 290 boş (unfurnished). A tenant who already owns furniture saves TRY 8,500 a month on the median one-bedroom flat by renting it empty, at the asking rents of July to October 2026.
By neighbourhood
Mahmutlar, Oba, Kestel and the other neighbourhoods in the sample are mahalle (neighbourhood) units of the Alanya district, and the ten with the most listings account for 385 of the 520.
| Neighbourhood | Median, all sizes | Median 1+1 | Median 2+1 | Listings |
|---|---|---|---|---|
| Mahmutlar | TRY 25,000 | TRY 24,500 | TRY 25,000 | 89 |
| Oba | TRY 25,000 | TRY 20,000 | TRY 33,750 | 84 |
| Kestel | TRY 30,000 | TRY 25,000 | TRY 32,000 | 47 |
| Güllerpınarı | TRY 25,000 | TRY 21,000 | TRY 24,000 | 32 |
| Çıplaklı | TRY 21,500 | TRY 17,000 | TRY 22,500 | 28 |
| Avsallar | TRY 21,000 | TRY 15,000 | TRY 27,000 | 24 |
| Cikcilli | TRY 35,000 | too few | too few | 23 |
| Kızlarpınarı | TRY 30,000 | too few | TRY 30,000 | 22 |
| Tosmur | TRY 25,500 | too few | TRY 24,750 | 18 |
| Kargıcak | TRY 32,500 | too few | too few | 18 |
"Too few" marks fewer than ten listings of that size. Oba shows the widest split between sizes: a 1+1 there had the lowest median of the large neighbourhoods at TRY 20,000, while a 2+1 had one of the highest at TRY 33,750.
Four neighbourhoods in the table, Kargıcak, Mahmutlar, Kestel and Avsallar, are named on the Presidency of Migration Management's 2022 closures list. Between April and September 2026 the Presidency reworded its national closure announcement, which no longer lists residence permits among the procedures the closure covers; it now names temporary and international protection registrations and changes of province for people under protection. Alanya's local press had reported on 4 June 2026 that the four neighbourhoods had reopened to new applications. The Antalya Provincial Directorate of Migration Management's own page still carried the older wording, residence permits included, when it was checked on 17 October 2026, and no separate notice of the change has been published. A renter who needs a residence permit should therefore ask the provincial migration office, in writing, whether a first residence permit application at the exact address would be accepted, and should have that answer before signing the lease. The same check belongs on the list of things worth verifying in person, which is covered in detail in planning a property viewing trip to Alanya.
How fast Alanya rents are rising
New-tenant rents in the region that contains Alanya rose 22.8% in the year to August 2026, according to the TCMB Yeni Kiracı Kira Endeksi (New Tenant Rent Index). The TCMB reports Antalya, Burdur and Isparta provinces as one region, so the 22.8% describes the region rather than Alanya alone. Nationally the index rose 26.4% in nominal terms and fell 3.9% in real terms.
The regional figure is a real fall as well. TÜİK, the Turkish Statistical Institute, put annual consumer price inflation at 31.51% for August 2026, and 1.228 divided by 1.3151 gives 0.934, a real decline of about 6.6%. The TCMB does not publish that regional real figure; it is derived here from two official numbers. At the regional average, a flat that let for TRY 25,000 a year earlier would be advertised to a new tenant at about TRY 30,700.
Deposit and agent fee
A deposit of one month's rent is the norm on Alanya listings: 253 of the 267 listings in the sample that stated a deposit asked for about one month's rent, five asked for two months and one for three. Turkish law caps the deposit on a residential lease at three months' rent under article 342 of the Türk Borçlar Kanunu (Turkish Code of Obligations). The same article says a cash deposit goes into a time deposit account at a bank that cannot be drawn without the landlord's consent, and the bank returns it to the tenant on request if the landlord has not notified it of a lawsuit or enforcement proceedings within three months of the lease ending.
An estate agent's fee on a rental is capped by law. Article 20 of the Taşınmaz Ticareti Hakkında Yönetmelik (Regulation on Real Estate Trading) limits the fee on a lease to one month's rent excluding VAT, and VAT on agency services is charged at the standard 20%. On a one-bedroom flat at the October 2026 median of TRY 22,000, the agent can therefore charge at most TRY 22,000 plus TRY 4,400 VAT, TRY 26,400 in total.
What does an owner pay each month instead of rent?
An owner of a 2+1 in an Alanya residential complex pays roughly TRY 2,200 a month in recurring housing costs at October 2026 prices, made up of aidat (the monthly service charge), emlak vergisi (property tax) and DASK earthquake insurance, against a median asking rent of TRY 30,000 for a furnished 2+1. The purchase price itself is outside a monthly budget, and so is what that money could earn elsewhere.
Aidat is the largest of the three owner lines. Turkish law makes a tenant jointly liable with the owner for the service charge under article 22 of the Kat Mülkiyeti Kanunu (Condominium Law), so rental listings state it, and 261 of the 519 listings in the sample gave a figure above zero. The median was TRY 1,700 a month overall and TRY 2,000 inside a site (a gated residential complex), with a quarter of site listings at TRY 3,000 or more. For a 2+1 inside a site the median was TRY 1,700. The aidat pays for shared services such as security, cleaning, gardens and pool upkeep, so it rises with the amenities, and an owner pays it whether the flat is occupied or empty.
Emlak vergisi is the smallest line. Inside the boundaries of a metropolitan municipality, which covers the whole of Alanya because Antalya is a metropolitan province, the tax on a home is 0.2% of its tax value a year. The tax value is the municipality's assessment, not the market price. Every TRY 1,000,000 of tax value therefore costs TRY 2,000 a year, so an apartment carried at TRY 2,000,000 on the municipal record pays TRY 4,000 a year, or TRY 333 a month. For 2026 the tax value cannot exceed the 2025 value by more than two times.
DASK (Doğal Afet Sigortaları Kurumu), the compulsory earthquake insurance scheme, is a legal precondition for transferring a title deed and has to be renewed every year. The premium depends on the building's construction type, floor area and seismic zone. The median policy bought in Antalya province through Sigortam.net, a large comparison platform, was TRY 1,942 in June 2026, or about TRY 162 a month.
Owning removes the largest line in a tenant's budget and replaces it with three small ones. The owner's yearly bill for these three lines, and the costs that sit around them, is set out in detail under annual property expenses in Turkey.
What are utility bills in Alanya?
A couple in a two-bedroom Alanya flat pays about TRY 4,600 a month at October 2026 tariffs for electricity, water, internet and two mobile lines, roughly EUR 83, and electricity is the only line that swings sharply with the seasons. The figure assumes 3,200 kWh of electricity a year, averaged across the months, 8 m³ of water a month, a 100 Mbps internet line without a contract and two prepaid mobile packages.
Electricity and the annual consumption threshold
Residential electricity cost TRY 323.80 per 100 kWh, about TRY 3.24 per kWh, after the Energy Market Regulatory Authority (EPDK) raised residential prices by 25% from 4 April 2026. That is the latest change that could be confirmed before October 2026. One kWh therefore costs about EUR 0.06.
A second rule matters more to an Alanya household than the unit price. From 1 January 2026, a home that uses more than 4,000 kWh in a year loses the subsidised tariff and moves to the son kaynak tedarik tarifesi (last-resort supply tariff), which carries no subsidy. The threshold was 5,000 kWh in 2025. 4,000 kWh averages 333 kWh a month, which a flat heated and cooled by air conditioning can pass.
The switch is not immediate. EPDK's published explanation of the rule applies the higher tariff from the first day of the third calendar month after the month in which the household reaches the threshold. A household that passes 4,000 kWh in December therefore pays the last-resort tariff from 1 March. The same explanation states that a new occupant starts from zero, because the previous occupant's consumption does not count towards the new contract. A tenant or buyer does not inherit a heavy user's record.
Two consumption patterns for the same 2+1 show where the line falls.
| Pattern | Mild months (8) | July and August | January and February | Year | Average bill |
|---|---|---|---|---|---|
| Moderate air conditioning | 200 kWh | 450 kWh | 350 kWh | 3,200 kWh | TRY 863 a month |
| Heavy air conditioning | 250 kWh | 600 kWh | 500 kWh | 4,200 kWh | Crosses the threshold |
The moderate pattern stays below the threshold all year, with an August bill of about TRY 1,457. The heavy pattern crosses 4,000 kWh in December and moves to the unsubsidised tariff for the following year. The consumption figures are illustrations rather than measurements; the meter reading on each monthly bill shows where a household actually stands.
Water
ASAT (Antalya Su ve Atıksu İdaresi), the Antalya metropolitan water and sewerage authority, supplies Alanya through its Alanya branch. Its October 2026 residential tariff charges TRY 35.87 per m³ for the first 20 m³ a month, TRY 88.23 per m³ from 21 to 40 m³ and TRY 126.05 above 40 m³, all before VAT. Wastewater adds 50% of the water charge, and the çevre temizlik vergisi (environmental cleaning tax) adds TRY 4 per m³ in metropolitan municipalities in 2026.
The October 2026 tariff contains a cliff at 5 m³. A household whose total monthly consumption stays at or below 5 m³ pays TRY 17.53 per m³ under a humanitarian-use rate, so 5 m³ costs about TRY 151 including wastewater and the cleaning tax. At 6 m³ the whole bill moves to the TRY 35.87 rate and comes to about TRY 347. A couple using 8 m³ pays about TRY 462 and a family using 15 m³ about TRY 867, all before VAT.
ASAT raises the tariff every month by the average of producer and consumer price inflation for the previous month. The October 2026 increase was 2.205%, so a water bill drifts upwards even when consumption does not change.
Heating in winter: air conditioning, electric heaters and natural gas
Air conditioning is the heating system of an Alanya rental: 445 of the 519 listings in the sample that stated a heating type, 86%, named klima (air conditioning), and only 2 named a natural gas combi boiler. Another 46 listed no heating at all and 9 had underfloor heating. Winter heating therefore runs through the electricity meter, so a January bill of 350 kWh, about TRY 1,133, is a normal winter month rather than an exception.
Natural gas is a recent arrival. Enerya Antalya Gaz Dağıtım, the regional gas distributor, received an extension of its licence to cover Alanya by an EPDK decision of 7 April 2022 and delivered the first gas to the district on 25 November 2024, according to its parent company's stock exchange disclosure. No public list of connected streets exists, so a household that wants gas heating should ask Enerya whether a specific building is connected before relying on it.
Internet and mobile
Türk Telekom's published tariff from 1 January 2026 lists unlimited home internet up to 100 Mbps at TRY 1,300 a month without a contract, about EUR 24. Contract offers of 12 to 24 months are cheaper, and Turkish press reported a further rise in Türk Telekom's campaign prices in June 2026, so the current offer at a specific address is worth checking.
A prepaid Turkcell package with 20 GB of data, 1,000 minutes and 500 text messages cost TRY 900 for four weeks on 8 October 2026, including VAT and the special communication tax. Thirteen four-week packages a year make that TRY 975 a month per line.
A phone bought abroad works on Turkish networks for 120 days. Keeping it connected after that requires a registration that costs TRY 54,258 in 2026, which is more than many new handsets, and the rules on who can apply are set out under getting a Turkish mobile number.
How much do groceries cost in Alanya?
A basket of 21 staple foods for one adult for one week cost TRY 1,226 at Migros's online shop on 8 October 2026, about EUR 22, which comes to roughly TRY 5,312 a month. Migros is one of Turkey's largest supermarket chains, and its online prices can be dated and checked, which a market stall's prices cannot.
The weekly basket for one adult contains 21 items in fixed quantities.
| Item | Price on 8 October 2026 | Weekly quantity | Weekly cost |
|---|---|---|---|
| Milk, UHT, 1 L | TRY 52.75 | 1 L | TRY 52.75 |
| Eggs, medium | TRY 149.90 for 30 | 6 | TRY 29.98 |
| Bread, standard loaf | TRY 20.00 | 4 loaves | TRY 80.00 |
| White cheese | TRY 279.95 per kg | 250 g | TRY 69.99 |
| Tomatoes | TRY 47.50 per kg | 1 kg | TRY 47.50 |
| Cucumbers | TRY 36.95 per kg | 500 g | TRY 18.48 |
| Potatoes | TRY 41.95 per kg | 750 g | TRY 31.46 |
| Onions | TRY 39.95 per kg | 500 g | TRY 19.98 |
| Bananas, Turkish | TRY 115.50 per kg | 500 g | TRY 57.75 |
| Oranges | TRY 73.50 per kg | 1 kg | TRY 73.50 |
| Apples | TRY 83.95 per kg | 500 g | TRY 41.98 |
| Chicken breast fillet | TRY 339.95 per kg | 500 g | TRY 169.97 |
| Minced beef | TRY 879.95 per kg | 250 g | TRY 219.99 |
| Rice | TRY 89.95 per kg | 250 g | TRY 22.49 |
| Pasta | TRY 37.95 per 500 g | 250 g | TRY 18.98 |
| Sunflower oil | TRY 125.95 per L | 150 ml | TRY 18.89 |
| Olive oil | TRY 409.95 per L | 100 ml | TRY 41.00 |
| Yoghurt | TRY 107.50 per 1.5 kg | 750 g | TRY 53.75 |
| Black tea | TRY 449.95 per kg | 50 g | TRY 22.50 |
| Drinking water | TRY 36.50 per 5 L | 10 L | TRY 73.00 |
| Butter | TRY 309.90 per 500 g | 100 g | TRY 61.98 |
| Total | TRY 1,225.89 |
Minced beef and chicken make up nearly a third of the basket, so a household that eats less meat sees the total fall fastest. Two adults pay twice the basket, about TRY 10,624 a month. The family budget counts each child as 70% of an adult, which gives TRY 18,061 a month for two adults and two children.
Five household and toiletry items add about TRY 1,144 a month for a couple at 8 October 2026 prices. The five are a 32-roll pack of toilet paper at TRY 489.95, half of a 4-litre bottle of washing-up liquid costing TRY 159.95, a 4-litre bottle of laundry detergent at TRY 229.00, a 600 ml shampoo at TRY 174.95 and a 150 ml toothpaste at TRY 169.95.
The basket has three blind spots. Alcohol is not sold through the online shop, so beer and wine are missing. Fruit and vegetables at the weekly pazar (open-air street market) are priced by stallholders each morning and have no published list to compare against. Restaurant meals are left out because menu prices in Alanya change with the season and the street, and no dated public menu could anchor them.
What does getting around Alanya cost?
A resident who uses Alanya's buses for 40 rides a month pays about TRY 1,400 at the fares current in October 2026, while a family car driven 800 km a month burns about TRY 4,870 of petrol. Both figures exclude the cost of buying and insuring a car.
Buses
The chairman of the Alanya Özel Halk Otobüsleri Kooperatifi (Alanya Private Public Bus Cooperative) announced the current city bus tariff on 2 December 2025. It set a full fare of TRY 35 with a Kent Kart (the rechargeable transport card), TRY 41 with a contactless bank card and TRY 50 for passengers boarding without a card. A visitor without a card therefore pays 43% more per ride than a resident with one. No later Alanya tariff had been published by October 2026, while fares in central Antalya rose to TRY 42 in March 2026, so the Alanya fare may have moved.
Running a car and fuel
Petrol Ofisi's pump prices for Alanya on 8 October 2026 were TRY 86.90 a litre for unleaded 95, TRY 92.50 for diesel and TRY 41.40 for autogas (LPG), all including VAT. A petrol car that uses 7 litres per 100 km and covers 800 km a month burns 56 litres, which costs TRY 4,866 or about EUR 89. The same distance on diesel at the same consumption costs TRY 5,180.
What do healthcare and insurance cost a resident?
A foreign resident who has lived in Turkey for more than a year can join the state health insurance scheme for TRY 7,927.20 a month in 2026, about EUR 144, four times the premium in the general self-paying category. Before that first year is up, the residence permit has to rest on private health insurance or on cover under a bilateral social security agreement, and private premiums are set individually by insurer and age.
Health insurance for a residence permit
A residence permit application has to show health insurance covering the length of the permit. The Presidency of Migration Management accepts a private health insurance policy, proof of cover from the Sosyal Güvenlik Kurumu (SGK, the Social Security Institution) or cover under a bilateral social security agreement. Insurers price private policies by age and cover, and no public tariff table exists, so the private policy appears in budgets A and C as a quote to obtain rather than a number.
Joining the state system (GSS) after a year
Genel Sağlık Sigortası (GSS, general health insurance) is open to foreigners who have held residence for more than a year and are not insured in another country. Their 2026 premium is 12% of twice the gross minimum wage of TRY 33,030, which comes to TRY 7,927.20 a month. The general self-paying category under article 60/1-g of the same social security law pays 6% of one gross minimum wage, TRY 1,981.80 a month. For a couple both paying, GSS comes to TRY 15,854.40 a month, the largest single line in budget B. Ask SGK whether a spouse can be registered as a dependant before paying two premiums.
What does a residence permit cost per year?
A Norwegian citizen pays TRY 28,879.20 for a one-year residence permit in 2026, about TRY 2,407 a month or EUR 44, while Danish and Irish citizens pay only the TRY 964 card fee. The difference comes from the harç (permit fee), which Turkey sets country by country on the principle of reciprocity, and the card fee, which every nationality pays.
The Presidency of Migration Management publishes the 2026 amounts for two groups. Citizens of Serbia, Fiji, Norway and the Northern Mariana Islands pay TRY 348.10 a day for the first month, with a first-month minimum of TRY 653.70 and maximum of TRY 3,359.90, and TRY 2,232.30 for each further month. Citizens of Czechia, Denmark, Ireland, Kosovo, Nepal, Sri Lanka, Syria, Turkmenistan, the Turkish Republic of Northern Cyprus and Palestine pay no harç. The card fee is TRY 964 for everyone.
A one-year permit for a Norwegian in 2026 therefore costs TRY 3,359.90 for the first month, TRY 24,555.30 for the remaining eleven and TRY 964 for the card, TRY 28,879.20 in total. A Danish couple pays TRY 1,928 a year between them. Citizens of every other country pay the amount set for their group, which e-İkamet shows on the payment screen, and the application itself is covered in how the residence permit works.
The fee is the same whatever the ground of the permit, but owning a flat in Alanya is not a ground by itself. The Presidency's list of documents for a short-term residence permit, checked on 13 October 2026, accepts property as the ground only if the home was worth at least USD 200,000 in Turkish lira on the date it was acquired and is lived in by the owner rather than let for rent. Owners below that value, like renters, need another ground from the same list, such as staying for tourism.
Three household budgets, line by line
The three core budgets come to TRY 37,500, TRY 41,300 and TRY 61,900 a month at 8 October 2026 prices; rent drives the two renting households' totals, and state health insurance drives the owners'. Utilities, by contrast, add between TRY 2,900 and TRY 5,200 a month across all three.
Every line traces back to a dated source: the rent sample, the EPDK, ASAT and Türk Telekom tariffs, the Migros basket, the Petrol Ofisi price list and the Göç İdaresi fee table.
| Monthly line | A: single renter | B: retired owners | C: family renters |
|---|---|---|---|
| Rent | TRY 25,000 | none | TRY 30,000 |
| Aidat (service charge) | TRY 2,200 | TRY 1,700 | TRY 1,500 |
| Property tax | none | TRY 333 | none |
| DASK earthquake insurance | none | TRY 162 | none |
| Electricity | TRY 486 | TRY 863 | TRY 1,069 |
| Water, wastewater and cleaning tax | TRY 151 | TRY 462 | TRY 867 |
| Internet | TRY 1,300 | TRY 1,300 | TRY 1,300 |
| Mobile lines | TRY 975 | TRY 1,950 | TRY 1,950 |
| Groceries | TRY 5,312 | TRY 10,624 | TRY 18,061 |
| Household goods and toiletries | TRY 572 | TRY 1,144 | TRY 1,945 |
| Transport | TRY 1,400 (40 bus rides) | TRY 2,100 (60 bus rides) | TRY 4,866 (petrol, 800 km) |
| Health insurance | private quote | TRY 15,854 (GSS, two people) | private quote |
| Residence permits | TRY 80 | TRY 4,813 | TRY 321 |
| Core monthly total | TRY 37,477 | TRY 41,307 | TRY 61,879 |
| In euros | EUR 682 | EUR 752 | EUR 1,126 |
Three assumptions sit behind the consumption lines. Household A uses 150 kWh of electricity and 5 m³ of water a month, household B 3,200 kWh a year and 8 m³ a month, and household C 330 kWh and 15 m³ a month, which keeps C's 3,960 kWh a year just under the 4,000 kWh threshold. The aidat lines are the sample medians for a 1+1, a 2+1 inside a site and a 3+1.
At 8 October 2026 prices, rent is the largest line for both renting households, 67% of budget A and 48% of budget C. For the retired owners the largest line is state health insurance at TRY 15,854, half as much again as the couple's food at TRY 10,624. Once the flat is owned, health cover rather than housing decides what a retired couple's year in Alanya costs.
Budgets A and C carry no health figure because private policies are quoted individually, so a quote belongs in either total before it is set against an income.
How the same budget changes between summer and winter
For couple B the core budget is about TRY 800 a month higher in August than in April, and almost all of the difference comes from electricity. Water, internet, mobile, food and housing stay close to flat across the year.
For couple B, the moderate electricity pattern gives three typical months.
| Month | Electricity use | Electricity bill | Change against a mild month |
|---|---|---|---|
| April | 200 kWh | TRY 648 | Base |
| August | 450 kWh | TRY 1,457 | TRY 809 higher |
| January | 350 kWh | TRY 1,133 | TRY 486 higher |
Owners who live in Alanya for half the year face a different arithmetic. Aidat, property tax, DASK and an internet contract run for twelve months whether or not anyone is at home. At October 2026 prices, for couple B those four lines total TRY 3,495 a month, or TRY 41,942 a year, so six months of occupation carry TRY 6,990 of fixed cost for each month actually spent in the flat, twice the year-round figure.
How long a lira budget stays accurate
A lira budget for Alanya loses accuracy within a few months, because Turkish consumer prices rose 29.73% in the year to September 2026 while the euro bought only 13.6% more lira than a year earlier. For a household paid in euros, that combination makes Alanya about 12.5% more expensive in euro terms than twelve months before.
The arithmetic uses two official figures. The TCMB euro buying rate was TRY 48.3879 on 8 October 2025 and TRY 54.9548 on 8 October 2026, a rise of 13.6%. TÜİK put annual consumer price inflation at 29.73% for September 2026. Dividing 1.136 by 1.297 gives 0.875, so a fixed euro income bought about 12.5% less in Turkish shops than a year before. Housing, water, electricity and gas rose 39.99% within that index, faster than any other main group.
Rents tell the same story in a milder form. New-tenant rents in the Antalya, Burdur and Isparta region rose 22.8% in the year to August 2026, which works out at about 8.1% in euro terms once the stronger euro is taken into account.
The three budgets are dated 8 October 2026 and are refreshed every quarter, when the electricity tariff, the inflation figures and the rent sample are updated together.
