Cikcilli, Alanya: what it costs to buy, rent and live there in 2026

Ayhan Baysal|October 16, 2026|29 min read

Cikcilli is an inland neighbourhood of Alanya, in Antalya province, on the slopes about 3.1 km by road north-east of the city centre at Güller Pınarı, the closest to the centre of the five Alanya neighbourhoods sampled the same way, with the Alanyum shopping centre 0.8 km away and the state teaching hospital 2.2 km. On 17 October 2026 the 101 apartments for sale in Cikcilli on Emlakjet had a median asking price of TRY 8,200,000, about EUR 147,700, the highest of the five, and a median of TRY 63,195 per square metre, 7% below Oba measured the same way; the high price reflects size, with the median two-bedroom flat at 120 m² and the median three-bedroom flat at 175 m². The stock is the oldest of the five: 93% of the flats were in buildings more than five years old, and among buildings more than ten years old about half the listings that stated a title were still on kat irtifakı, the construction-stage title. Only 24 flats were advertised for long-term rent, at a median of TRY 33,000 a month; an unfurnished 2+1 showed a gross yield of about 4.9% and a worked net yield of about 3.9% after the title deed fee, service charge, insurance, property tax and a month without a tenant, while furnished 2+1s in pool complexes asked 43% more to buy but only 24% more to rent. Cikcilli has never been on the Presidency of Migration Management's list of neighbourhoods closed to residence permits, and 40% of its flats for sale asked the USD 200,000 a property-based permit needs, the highest share of the five. The trade-off is the sea: Cikcilli has no coastline, and the nearest beach is 2.0 km away by road.

Where is Cikcilli, and how far is it from Alanya centre and the airports?

Cikcilli is an inland neighbourhood (mahalle) of Alanya district in Antalya province, on the slopes north-east of the city centre, about 3.1 km by road from Alanya city centre at Güller Pınarı, 39.9 km from Gazipaşa-Alanya Airport and 130.2 km from Antalya Airport, according to OpenStreetMap routing measured on 17 October 2026. Cikcilli is the closest to the city centre of the five Alanya neighbourhoods sampled the same way, ahead of Oba at 4.6 km, Tosmur at 5.3 km, Mahmutlar at 11.6 km and Avsallar at 24.6 km.

On OpenStreetMap's boundary Cikcilli covers about 2.6 km² and does not reach the sea. It borders Oba, Cumhuriyet, Güller Pınarı, Büyükhasbahçe, Çıplaklı and Fığla, and the ground rises from about 10 m above sea level at its southern edge, near the Alanyum shopping centre, to more than 200 m along its northern boundary, according to the Copernicus elevation model.

Cikcilli was a village until 1998. A government decision dated 20 August 1998, published in the Official Gazette two days later, approved the founding of a municipality in Cikcilli village under the name Cikcilli, which made it a town (belde). Law 6360, the 2012 metropolitan municipality law, abolished town municipalities in Antalya province and joined each to its district as a single neighbourhood, so Cikcilli became a neighbourhood of Alanya at the March 2014 local elections.

The same routing gives the distances a resident actually drives.

The drive times are free-flow estimates from the routing engine, so summer traffic adds to every line. Some distances change with direction because of one-way streets: Keykubat Beach is 2.0 km away going down and 1.5 km coming back, and Oba 2.1 km going and 2.8 km returning. No published timetable or fare for public transport between Cikcilli and the city centre could be found in October 2026, so the times in the table are for driving.

The Alanya East Ring Road, opened between Hasbahçe and Mahmutlar on 20 December 2025, starts at Hasbahçe, just north-west of Cikcilli, and takes through traffic to the eastern neighbourhoods off the coastal D-400. When the toll motorway from Serik opens, due by October 2028 under its contract, Cikcilli residents will reach it at the Alanya Batı junction by the D-400 or the ring road. Tolls, the route and what the motorway changes for each part of Alanya are set out under the Antalya-Alanya highway.

Who lives in Cikcilli?

TÜİK, Turkey's statistics institute, counted 21,449 residents in Cikcilli in its address-based population register at 31 December 2022, the most recent neighbourhood figure that could be confirmed in October 2026. Cikcilli had 9,053 registered residents in 2009 on the same register, so its registered population grew by about 137% in 13 years. For comparison, Tosmur had 11,712 residents in 2022, Avsallar 15,220, Oba 28,864 and Mahmutlar 53,034.

The register counts people whose address is in Cikcilli, so it includes foreign residents with a registered address and leaves out holiday owners who live elsewhere. No official source publishes the number of foreign residents by neighbourhood. Cikcilli was not one of the four Alanya neighbourhoods the Presidency of Migration Management (Göç İdaresi Başkanlığı) closed on the grounds of foreign population density in 2022.

The sale listings describe a mix of second homes and family flats. Of the 101 apartments listed for sale on 17 October 2026, 90, or 89%, were described as empty, with 9 lived in by the owner and 2 let to a tenant, close to Tosmur's 87%, Oba's 88% and Mahmutlar's 91%. Half of the flats for sale, 51 of 101, were offered furnished, and Cikcilli's flats are large: the median two-bedroom flat had 120 m² gross.

Cikcilli also has a university inside its boundary. Alanya University (Alanya Üniversitesi), a private foundation university founded in 2011 under the name Alanya Hamdullah Emin Paşa University, has its campus on Saraybeleni Caddesi in Cikcilli and began teaching in the 2014-2015 academic year, according to the institution's 2024 self-evaluation report to Turkey's Higher Education Quality Council (YÖKAK).

What do apartments in Cikcilli cost to buy?

Apartments listed for sale in Cikcilli on 17 October 2026 had a median asking price of TRY 8,200,000, about EUR 147,700, and a median of TRY 63,195 per gross square metre, about EUR 1,138. The medians come from all 101 apartment listings live on Emlakjet, a national Turkish property portal, that day, read one listing page at a time. Euro figures use the euro buying rate of TRY 55.5179 in the Central Bank of the Republic of Türkiye (TCMB) bulletin of 16 October 2026. These are asking prices, not sale prices, and the gap between the two is covered under how much of an asking price is negotiable in Alanya.

Two-bedroom flats make up 42 of the 101 listings, and the flats are large by Alanya standards: the median 3+1 had 175 m² gross.

Turkish listings count rooms as bedrooms plus living room, so a 1+1 has one bedroom and a separate living room and a 2+1 has two bedrooms. Gross size includes a share of walls and balconies; across the sample the net area was a median 90.9% of the gross figure. The 1+1 and 4+1 lines rest on 17 and 14 listings, so they are indicative only, and the 1+1's high price per square metre reflects its small size.

Cikcilli has the highest median asking price of the five neighbourhoods sampled the same way because its flats are the largest, not because its square metre is the dearest. The median price per square metre was TRY 63,195 in Cikcilli, 7% below Oba's TRY 68,149 and 3% below Tosmur's TRY 65,424 on 14 October 2026, and 8% above Mahmutlar's TRY 58,289 on 13 October and 7% above Avsallar's TRY 59,000 on 16 October. A 2+1 in Cikcilli asked about the same as in Oba and Tosmur, 16% more than in Mahmutlar and about 40% more than in Avsallar, where the median 2+1 had 95.5 m².

Listings posted since 1 July 2026 asked TRY 5,599,000 for a 1+1 and TRY 6,900,000 for a 2+1, in line with the whole sample. Most listings were posted in 2026, but 18 had been online since 2025 or earlier, and a flat still listed after a year has not sold at its asking price.

How building age changes the price

Cikcilli's stock is the oldest of the five neighbourhoods sampled: only 7 of the 101 flats for sale were in buildings up to five years old, against 14% in Tosmur, 40% in Mahmutlar, 64% in Oba and 85% in Avsallar. Most were in buildings 6 to 20 years old, the largest group 11 to 15 years old.

Building ageListingsMedian price per m²In euros
6 to 10 years28TRY 78,859EUR 1,420
11 to 15 years47TRY 58,904EUR 1,061
16 to 20 years17TRY 56,667EUR 1,021

Flats in buildings 6 to 10 years old asked about 34% more per square metre than flats 11 to 15 years old. The seven flats up to five years old, three of them new, are too few for a reliable median, and two flats were in buildings more than 20 years old.

Building age also matters for earthquake safety. The current Turkish Building Earthquake Code (Türkiye Bina Deprem Yönetmeliği) took effect on 1 January 2019, and what decides whether it applied is the date of the building permit, not the year the building was finished. The 66 flats for sale in buildings more than ten years old, finished by about 2015, were therefore built under the earlier rules, so a structural survey is worth commissioning before buying one.

Furnished or unfurnished: the 2+1 price gap

Furnished 2+1 flats in Cikcilli asked 43% more than unfurnished ones in October 2026, TRY 9,600,000 against TRY 6,700,000, and neither age nor size explains the gap. The 17 furnished and 18 unfurnished 2+1s had the same median building age, 11 years, and similar sizes, 115 m² against 120 m². What differs is the building: all 17 furnished listings mentioned a pool, against 12 of the 18 unfurnished ones, and the furnished flats were in taller blocks, a median of ten storeys against nine.

The premium is for the resort-style complex as much as for the furniture, and the rent does not follow it: a furnished 2+1 let for only 24% more. Among one-bedroom flats the comparison cannot be made: 14 of the 17 were furnished.

What does rent cost in Cikcilli?

Apartments in Cikcilli listed for long-term rent on 17 October 2026 had a median asking rent of TRY 33,000 a month, about EUR 594, with TRY 30,000 for a 2+1 and TRY 40,000 for a 3+1. The medians come from all 24 Emlakjet rental listings in Cikcilli that day, which makes Cikcilli a small rental market next to its 101 flats for sale.

Cikcilli's rents were the highest of the five neighbourhoods sampled in October 2026 because its flats are the largest. Across all sizes Cikcilli asked a median TRY 270 per square metre of rent, level with Tosmur, Mahmutlar and Avsallar at TRY 272 to 273 and below Oba's TRY 318. A 2+1 asked TRY 30,000 in Cikcilli, against TRY 33,750 in Oba, TRY 29,000 in Avsallar and TRY 25,000 in Tosmur and Mahmutlar.

Furniture lifts the rent less than it lifts the price. In October 2026 a furnished 2+1 asked TRY 34,000 a month, about EUR 612, against TRY 27,500, about EUR 495, unfurnished: 24% more rent for a flat that asked 43% more to buy. The two highest rents in the sample were a 330 m² penthouse with a private pool at TRY 110,000 and a 265 m² duplex at TRY 60,000; neither moves the medians.

Rental listings in Cikcilli stay up for weeks. Of the 23 Cikcilli listings in the July to October 2026 sample used for the cost of living in Alanya, 18 were still advertised on 17 October, so either those flats stayed unlet or their listings stayed online after letting. Of the 24 rental listings, 18 were heated by air conditioning and 9 were inside a site (a gated residential complex). The 10 listings that stated an aidat, the monthly service charge, gave a median of TRY 1,000, and 7 of the 11 that stated a deposit asked for one month's rent.

What rental yield can a Cikcilli apartment make?

An unfurnished two-bedroom flat in Cikcilli showed a gross rental yield of about 4.9% at October 2026 asking prices and rents, more than the 4.3% of a furnished one, because furnished 2+1s asked 43% more to buy but only 24% more to rent. Gross yield here is twelve months of the median asking rent divided by the median asking price for the same type of flat.

FlatMedian asking rentMedian asking priceGross yield
Furnished 1+1TRY 32,000 (4 listings)TRY 5,475,000 (14 listings)7.0%
Furnished 2+1TRY 34,000 (6 listings)TRY 9,600,000 (17 listings)4.3%
Unfurnished 2+1TRY 27,500 (6 listings)TRY 6,700,000 (18 listings)4.9%
Unfurnished 3+1TRY 38,500 (4 listings)TRY 8,250,000 (9 listings)5.6%

Two cautions apply to every line. Both figures are asking prices, so the true yield depends on what a buyer pays and what a tenant signs. Each rent rests on between four and six listings, so one new listing can move a line by half a point or more; the furnished 1+1 line, the highest, rests on only four rents. The 2+1 lines are the firmest, and they place Cikcilli below the 5.5% of a furnished 2+1 in Tosmur and well below the 7.4% of a furnished 1+1 in Oba.

Net yield is lower. Aidat, property tax, DASK earthquake insurance and the months a flat stands empty between tenants all come out of the rent, and the worked example for an unfurnished 2+1 runs those numbers. Rental income is also taxable in Turkey, and the rules differ for residents and non-residents.

Short holiday lets are a separate regime. Under Law 7464 on the tourist rental of residences, letting a home for periods of up to 100 days needs a permit from the Ministry of Culture and Tourism, and the application must include a unanimous decision of all the owners in the building where the flat sits. The Constitutional Court rejected a challenge to that rule on 25 December 2025, in a decision published in the Official Gazette on 2 April 2026. In Cikcilli, where 55 of the 101 flats for sale stood in buildings of nine storeys or more, a holiday let needs the written agreement of every owner in a tall block.

The regional trend works in a landlord's favour for now. In the Antalya, Burdur and Isparta region, the TCMB's New Tenant Rent Index rose 22.8% in the year to August 2026, while its house price index rose 19.5%.

Can foreigners get a residence permit for a Cikcilli address in 2026?

Cikcilli has never been on the Presidency of Migration Management's list of neighbourhoods closed to new residence permits, and 40 of the 101 flats for sale on 17 October 2026, about 40%, asked more than the USD 200,000 a property-based permit needs, the highest share of the five neighbourhoods sampled the same way. For a buyer who needs a permit at the address, the value of the flat is the test that matters.

The Presidency closed 1,169 neighbourhoods across Turkey from 1 July 2022, and the list attached to its announcement names four in Alanya: Kargıcak, Mahmutlar, Kestel and Avsallar. Cikcilli is not on it, and the list was unchanged when checked on 17 October 2026. Between April and September 2026 the announcement itself stopped naming residence permits among the procedures the closure covers; the dates and sources are set out in the guide to Avsallar, one of the listed neighbourhoods. For a Cikcilli address the change makes no difference, because the closure never applied.

The value test is the one most Cikcilli flats fail, though fewer than elsewhere. The Presidency's list of documents for a short-term residence permit, published on its e-İkamet application site, requires a home used for a property-based permit to have been worth at least USD 200,000 in Turkish lira on the date it was acquired, and to be used as the foreigner's own home rather than let for rent or any other income. At the TCMB dollar buying rate of 16 October 2026, TRY 49.3573, the threshold was about TRY 9,871,000. The 40 flats that cleared it were mostly large: 14 of the 25 3+1s, 13 of the 14 4+1s and 9 of the 42 2+1s, plus one 1+1 and three larger flats. The median 2+1 asked TRY 6,850,000, about USD 138,800, roughly 70% of the threshold. Cikcilli's 40% compares with about 27% in Oba and Tosmur, 14% in Mahmutlar and 3% in Avsallar.

Some Russian-language listings in Alanya advertise a residence permit as a gift with the flat. Whether a flat can support a permit depends on its value on the title deed date and on the owner living in it, not on the advert, and a flat bought to let cannot also be the basis of its owner's permit.

The safe sequence is to ask the provincial migration office, in writing, whether a first residence permit application at the exact address would be accepted, and to make that answer a condition of the purchase. How the application itself works is set out under residence permit.

What is the housing stock like in Cikcilli?

Cikcilli is a market of established, mid- and high-rise blocks: 93% of the flats for sale were in buildings more than five years old, half were in buildings of nine to twelve storeys, and 52% of the listings that stated a title type still carried kat irtifakı, the construction-stage title, including half of those in buildings 11 to 15 years old. The detail pages of the 101 sale listings on 17 October 2026 give the profile, and it sits closest to Tosmur's among the five neighbourhoods sampled.

Of the 101 Cikcilli listings, 84 stated a lift, 82 a car park, open or covered, and 37 placed the flat inside a site. Only 2 gave natural gas as the heating. The 27 sale listings that stated an aidat in October 2026 gave a median of TRY 1,700 a month, against TRY 1,875 in Avsallar, TRY 1,500 in Tosmur and TRY 2,100 in Oba, and 85 of the 101 listings described the flat as eligible for a mortgage.

In Cikcilli the title type is the document to check first, and age does not settle it. Of the 66 listings that stated the title as either kat irtifakı or kat mülkiyeti (full condominium title), 34 gave kat irtifakı, and among flats in buildings more than ten years old the split was 24 kat irtifakı to 22 kat mülkiyeti. Under the Condominium Law (Kat Mülkiyeti Kanunu), kat irtifakı converts to kat mülkiyeti on the strength of the occupancy permit (yapı kullanma izin belgesi, known as iskan) issued for the whole building. A block finished more than a decade ago and still on kat irtifakı usually has no occupancy permit on record, which is a reason to ask why before an offer is made. What each title type means for a buyer is set out under types of title deed in Turkey.

What is daily life like in Cikcilli?

Daily life in Cikcilli sits close to the town's main services: the Saturday market, chain supermarkets, pharmacies, two schools and a university campus are inside the neighbourhood, the Alanyum shopping centre is 0.8 km away and the state teaching hospital 2.2 km, but the nearest beach is 2.0 km by road. The places listed are those recorded on OpenStreetMap in October 2026, with road distances from the centre of Cikcilli.

  • The weekly market: Cikcilli's open-air market (pazar) is held on Saturdays on Belediye Caddesi, 0.2 km from the centre. OpenStreetMap gives its hours as 09:00 to 19:00, and market listings for Alanya published in 2020 and 2021 give the same day; one travel listing calls it the "Tuesday market" but gives Saturday as the day. The nearest other markets are Oba's on Mondays and Tosmur's on Thursdays.
  • Healthcare: there is no hospital inside Cikcilli. ALKÜ Alanya Training and Research Hospital, the state teaching hospital, is 2.2 km away in Oba, about 5 minutes without traffic, and Başkent University's private hospital in Saray is 3.5 km away. OpenStreetMap records four pharmacies inside Cikcilli. A family health centre (aile sağlığı merkezi) carrying Cikcilli's name is listed on Azakoğlu Caddesi in a doctors' directory, but no official list could be checked in October 2026, so its address is worth confirming at the office of the muhtar, the elected neighbourhood headman.
  • Shopping: OpenStreetMap records seven chain supermarket branches inside Cikcilli (two Migros, two A101, one BİM, one Şok and one Seç Market), and the Alanyum shopping centre on Keykubat Bulvarı is 0.8 km away.
  • Schools: Nimet Alaattinoğlu İlköğretim Okulu, a primary school, and Abdurrahman Alaattinoğlu Anadolu Lisesi, a high school, stand side by side on Eğriköprü Caddesi inside Cikcilli, and Alanya University's campus is 0.4 km from the centre. Families should confirm school places with the Alanya district education directorate (İlçe Milli Eğitim Müdürlüğü).
  • The sea: Cikcilli has no coastline. Keykubat Beach is 2.0 km by road and Kleopatra Beach 5.1 km, and none of the 19 sale listings that stated a distance to the sea gave less than 750 m.
  • The slope: the northern part of Cikcilli climbs to more than 200 m above sea level, so a flat high on the hill can have a wide view and a steep walk. The Alanya viewing terrace (Alanya Seyir Terası), which searches often link with Cikcilli, lies outside its boundary, 4.4 km away by road.

Utility tariffs and supermarket prices are the same as elsewhere in Alanya, so the cost of living in Cikcilli differs from the rest of the district mainly in rent.

What are the downsides of living in Cikcilli?

The main downsides of Cikcilli are the distance to the beach, an older building stock with many titles still unconverted, the highest asking prices of the five neighbourhoods sampled, low rental yields and a thin rental market. None of them rules Cikcilli out, but each changes what a buyer should check.

  • No beach on the doorstep: Cikcilli is inland, 2.0 km by road from Keykubat Beach, and none of the listings that stated a distance put the sea within 750 m.
  • Older stock: only 7 of the 101 flats for sale were in buildings up to five years old, and 66 were in buildings more than ten years old, built before the 2019 earthquake code.
  • Construction-stage titles: 24 of the 46 flats in buildings more than ten years old that stated a title type were still on kat irtifakı, so the occupancy permit needs checking even in established blocks.
  • Price: the median asking price of TRY 8,200,000 in October 2026, about EUR 147,700, was the highest of the five neighbourhoods sampled the same way.
  • Low yields: an unfurnished 2+1 showed a gross yield of about 4.9% and a worked net yield of about 3.9%, the second lowest of the eight worked examples in the series, above Demirtaş's 3.1%.
  • Thin rental market: only 24 flats were advertised for long-term rent against 101 for sale, and 18 of the 23 listings posted between July and early October were still advertised on 17 October.
  • The complex premium: furnished 2+1s in pool complexes asked 43% more than unfurnished ones but let for only 24% more.

Each of these can be checked before an offer is made. The occupancy permit and the title type are among the checks set out for a property viewing trip to Alanya, and both are easier to obtain while the seller still wants the sale.

Who is Cikcilli right for, and how does it compare with Oba, Tosmur, Mahmutlar and Avsallar?

Cikcilli suits buyers who want a large, established flat a few minutes from Alanya's centre, hospital and shopping centre, and especially buyers who need a property-based residence permit, since Cikcilli has never been on the closures list and two in five of its flats for sale cleared the USD 200,000 test in October 2026. It suits families too, with a median 3+1 of 175 m² and two schools inside the neighbourhood.

Sale prices were sampled for Cikcilli on 17 October, for Avsallar on 16 October, for Oba and Tosmur on 14 October and for Mahmutlar on 13 October 2026. Rents for Cikcilli, Avsallar and Tosmur are all listings live on the sampling day; those for Oba and Mahmutlar come from listings posted between July and October 2026. Distances to the city centre are measured to the same point at Güller Pınarı. The closures list still names Mahmutlar, Avsallar and Kestel, but since the 2026 change it no longer covers residence permits. Kestel and Demirtaş were sampled the same way on 21 and 22 October 2026, after the first five, and change none of Cikcilli's rankings among them.

On these figures Cikcilli fits a buyer who will live in the flat: a family that needs space near schools and the hospital, or a buyer whose residence permit rests on the flat, since a Cikcilli 3+1 or 4+1 clears the value test more often than not. It fits less well for an investor buying to let, who will find higher yields in Oba or Avsallar, for a buyer who wants to walk to the beach, which Tosmur and Mahmutlar offer, or for a buyer who wants a new building, which Avsallar and Oba supply in quantity.

Worked example: buying and letting an unfurnished 2+1 in Cikcilli

An unfurnished two-bedroom flat bought at the October 2026 median asking price of TRY 6,700,000 and let at the median asking rent of TRY 27,500 a month would return about 3.9% a year net, before income tax, if the buyer pays the whole title deed fee and no agent's fee. The calculation uses the medians from the listing samples and the fees in force in 2026, set out in full under buying costs in Turkey. An unfurnished 2+1 is used because 2+1s make up 42% of the flats for sale and more than half of the flats for rent, and because the unfurnished 2+1 showed a higher gross yield than the furnished one.

At October 2026 prices, the net income of TRY 271,558 is 3.9% of a TRY 6,968,000 outlay and 3.7% of TRY 7,289,600 if the buyer also pays the maximum agent's fee. Smaller costs are left out: the land registry service charge, the sworn translator at the title deed office, repairs and the income tax on the rent, which depends on the owner's tax residence. The property tax line is an assumption, because the municipal value of a flat is set by Alanya Municipality, not by the market, and the rent rests on only six unfurnished 2+1 listings.

The same calculation for a furnished 2+1 in Cikcilli, at the October 2026 medians of TRY 9,600,000 and TRY 34,000 a month, gives about 3.4%. The worked examples for Oba (5.9%), Mahmutlar (5.3%), Avsallar (5.2%) and Tosmur (4.6%) all came out higher, so in Cikcilli the case for buying rests on living in the flat more than on letting it. At about USD 135,700, the unfurnished 2+1 is also below the USD 200,000 a property-based residence permit needs, and a flat let to tenants could not serve as the basis for one in any case.

How fast are Cikcilli prices and rents moving?

Official figures do not go below the region: in the Antalya, Burdur and Isparta region, the TCMB house price index rose 19.5% and the new-tenant rent index 22.8% in the year to August 2026. Annual consumer price inflation was 31.51% in August 2026 according to TÜİK, so both figures were falls in real terms, of roughly 9% for prices and 7% for rents.

Neither TCMB nor TÜİK publishes an index for Alanya or for a single neighbourhood. The listing medians for Cikcilli are a snapshot of asking prices on one day, 17 October 2026, and will be refreshed in January 2027 with the same method used for Oba, Tosmur, Mahmutlar and Avsallar, so the change in Cikcilli itself can be measured from then on.
