Payallar is a neighbourhood of Alanya, in Antalya province, on the D-400 west of the city between Türkler and Konaklı, 17.5 km by road from the city centre and 59.0 km from Gazipaşa-Alanya Airport, with 9,691 registered residents in 2022, up 70% since 2009, and only about 1.6 km of coast at its western end. On 23 October 2026 the 98 apartments for sale in Payallar on Emlakjet had a median asking price of TRY 3,465,000, about EUR 62,400, and a median of TRY 51,109 per square metre, both the lowest of the nine Alanya neighbourhoods sampled the same way, 11% below Demirtaş and 13% below Avsallar. Nine in ten of those flats were in buildings up to five years old, the newest stock in the series, and 95% were empty and almost all unfurnished. Payallar is not on the Presidency of Migration Management's 2022 closures list, but only one of the 98 flats, a 512 m² flat on the seafront, asked the USD 200,000 a property-based residence permit needs. The 13 flats advertised for long-term rent asked a median of TRY 18,000 a month, the lowest of the series, yet a one-bedroom flat showed a gross yield of about 6.9% and a worked net yield of about 5.4%, second only to Oba's. The village stands 2.6 km from the sea, its supermarkets and shopping centres are 3 to 4 km away on the D-400 in Konaklı, and the 200-bed state hospital under construction in Payallar since 2023 had not opened by October 2026, so the nearest state hospital is 21.3 km away in Oba.
Where is Payallar, and how far is it from Alanya centre and the airports?
Payallar is a neighbourhood (mahalle) of Alanya district in Antalya province, on the coast road west of the city between Türkler and Konaklı, 17.5 km by road from Alanya city centre at Güller Pınarı, 59.0 km from Gazipaşa-Alanya Airport and 116.4 km from Antalya Airport, according to OpenStreetMap routing measured on 23 October 2026. The village point sits on rising ground 2.6 km from the sea in a straight line, and only the western end of the neighbourhood, around Büyükyer, reaches the shore. Listings that put Payallar 17.5 to 18 km from the centre and 60 km from the airport match the measurement.
On the boundary held by the General Directorate of Land Registry and Cadastre (Tapu ve Kadastro Genel Müdürlüğü, TKGM), Payallar covers 10.8 km², a little more than Oba's 8.1 km² and less than Kestel's 12.4 km². Türkler lies to the west, Emişbeleni and Toslak to the east, Soğukpınar at the northern tip and, to the south-east, the land that the cadastre records as Telatiye, one of the former names of Konaklı. The supermarkets, pharmacies and shopping centres strung along the D-400 south of the village stand on that side of the line: the Time Center shopping centre, 3.2 km from the Payallar point, gives its address as Konaklı Mahallesi, 100. Sokak.
Payallar was a town (belde) with its own municipality until 2014. It was not part of the 2009 government decision that merged Kestel, Cikcilli, Oba, Çıplaklı and Tosmur into Alanya Municipality. Its municipality ended under Law 6360, published in the Official Gazette (Resmî Gazete) on 6 December 2012, which joined each town municipality in Turkey's new metropolitan provinces to its district municipality as a single neighbourhood under the town's name, at the March 2014 local elections.
The same routing gives the distances a resident actually drives.
| From the Payallar point to | Road distance | Drive time without traffic |
|---|---|---|
| Cantuna pharmacy, inside the neighbourhood | 0.2 km | under 1 minute |
| BİM supermarket, D-400 | 3.0 km | 4 minutes |
| Migros supermarket, D-400 | 3.1 km | 5 minutes |
| Time Center shopping centre, Konaklı | 3.2 km | 4 minutes |
| Mall of Alanya, Konaklı | 3.6 km | 6 minutes |
| Şarapsa Han, the Seljuk caravanserai | 3.7 km | 6 minutes |
| Beach on the Payallar shore | 5.6 km | 6 minutes |
| Konaklı | 6.5 km | 8 minutes |
| Türkler | 8.3 km | 8 minutes |
| Avsallar covered market (Wednesday) | 12.5 km | 12 minutes |
| Avsallar | 12.8 km | 11 minutes |
| Kleopatra Beach | 15.4 km | 14 minutes |
| Başkent University Alanya Hospital (private), Saray | 16.4 km | 14 minutes |
| Alanya city centre (Güller Pınarı) | 17.5 km | 16 minutes |
| Alanya Castle | 19.6 km | 22 minutes |
| ALKÜ Alanya Training and Research Hospital, Oba | 21.3 km | 20 minutes |
| Manavgat State Hospital | 49.8 km | 39 minutes |
| Gazipaşa-Alanya Airport (GZP) | 59.0 km | 55 minutes |
| Antalya Airport (AYT) | 116.4 km | 90 minutes |
The drive times are free-flow estimates from the routing engine, so summer traffic on the D-400 adds to every line. Some distances change with direction, because the D-400 is a divided road: the beach on the Payallar shore is 5.6 km from the village point but 4.6 km on the way back. The routing reproduces the published figures for Avsallar: Avsallar to Konaklı 13.6 km and Avsallar to Türkler 6.1 km.
The toll motorway from Serik, due to open by October 2028 under its contract, runs inland above Payallar and ends at the D-400 in Telatiye, east of Konaklı. Four of the parcels in its corridor are in Payallar, against 154 in neighbouring Emişbeleni and 167 in Toslak, and spoil areas in Payallar take excavated material until the road opens. What the road changes for each part of the district is set out under the Antalya-Alanya highway.
Is Payallar on the sea?
Payallar reaches the sea only at its western end, where about 1.6 km of OpenStreetMap coastline lies closest to its boundary, around Büyükyer, 0.55 km from the shore; the village point itself is 2.6 km from the nearest shore in a straight line. The 1.6 km comes from assigning each stretch of OpenStreetMap coastline to the nearest TKGM boundary, because the cadastral boundary stops short of the shoreline, so it is an approximation. The longer stretch of beach in front of the D-400 shops belongs to the Konaklı side.
The ground rises gently from the coast. On the SRTM elevation model, the median height of 118 evenly spaced points inside the boundary is 50 m and only 9% of the land lies above 100 m, against 51% in Demirtaş and 71% in Kargıcak; the coastal strip sits at about 6 m, the village point at 71 m and the northern hills at 133 to 199 m. Only 18 of the 98 sale listings stated a distance to the sea, and the 4 that described the flat as on the seafront were all in buildings more than ten years old, while the new flats gave distances of 500 m to 2 km. So the sample cannot measure what being near the sea adds to a price.
Who lives in Payallar?
TÜİK, Turkey's statistics institute, counted 9,691 registered residents in Payallar in its address-based population register at 31 December 2022, the most recent neighbourhood figure that could be confirmed in October 2026, up from 7,600 in 2017 and 5,707 in 2009. That is growth of 70% in thirteen years and 28% in the last five, against 64% in five years in Kestel and 17% in Demirtaş. Payallar is the third smallest of the nine neighbourhoods in the series, after Demirtaş (3,449) and Kargıcak (5,989), and smaller than its neighbour Konaklı, which had 17,966 residents in 2022. At about 896 registered residents per km² it is far denser than Demirtaş (206) or Kargıcak (256).
The register counts people whose address is in Payallar, so it includes foreign residents with a registered address and leaves out holiday owners who live elsewhere. No official source publishes the number of foreign residents by neighbourhood, and Payallar is not among the Alanya neighbourhoods the Presidency of Migration Management (Göç İdaresi Başkanlığı) closed in 2022 on the grounds of foreign population density.
The sale listings describe new flats sold empty. Of the 98 apartments listed for sale on 23 October 2026, 93, or 95%, were described as empty, the highest share in the series, with 3 lived in by the owner and 2 let to a tenant. Only 7 of the 87 listings that stated it were furnished, 8%, against 32% in Demirtaş and 74% in Kargıcak, because most of the stock is new and sold as built.
What do apartments in Payallar cost to buy?
Apartments listed for sale in Payallar on 23 October 2026 had a median asking price of TRY 3,465,000, about EUR 62,400, and a median of TRY 51,109 per gross square metre, about EUR 921, both the lowest of the nine Alanya neighbourhoods sampled the same way. The medians come from all 98 apartment listings live on Emlakjet, a national Turkish property portal, that day, read one listing page at a time. Euro figures use the euro buying rate of TRY 55.4997 in the Central Bank of the Republic of Türkiye (TCMB) bulletin of 23 October 2026. These are asking prices, not sale prices, and the gap between the two is covered under how much of an asking price is negotiable in Alanya.
One-bedroom and two-bedroom flats make up 91 of the 98 listings, 56 and 35 of them.
| Flat type | Listings | Median asking price | Middle half of listings | Median gross size | Median price per m² | Median in euros |
|---|---|---|---|---|---|---|
| 1+1 | 56 | TRY 2,862,500 | TRY 2,650,000 to 3,125,000 | 51 m² | TRY 53,500 | EUR 51,600 |
| 2+1 | 35 | TRY 4,650,000 | TRY 4,350,000 to 5,150,000 | 97 m² | TRY 49,000 | EUR 83,800 |
Turkish listings count rooms as bedrooms plus living room, so a 1+1 has one bedroom and a separate living room and a 2+1 has two bedrooms. Gross size includes a share of walls and balconies; across the sample the net area was a median 90% of the gross figure. The other seven listings in October 2026 were two 3+1s at TRY 5,750,000 and TRY 5,850,000, two 4+1s, two 5+1s and a single 3+2.
Payallar's square metre is the cheapest of the series by a clear margin. The median of TRY 51,109 was 11% below Demirtaş's TRY 57,556, measured on 22 October 2026, 12% below Mahmutlar's TRY 58,289 on 13 October and 13% below Avsallar's TRY 59,000 on 16 October, then 19% below Cikcilli's TRY 63,195 on 17 October, 22% below Tosmur's TRY 65,424 and 25% below Oba's TRY 68,149 on 14 October, 29% below Kargıcak's TRY 71,765 on 20 October and 33% below Kestel's TRY 75,909 on 21 October. A 1+1 in Payallar asked 18% less than in Demirtaş and in Avsallar, where the median 1+1 asked TRY 3,495,000 and TRY 3,472,500, and 27% less than in Mahmutlar.
New and nearly new flats ask the same. Flats in new buildings asked a median TRY 50,000 per square metre on 54 listings in October 2026, and flats one to five years old TRY 52,178 on 36; new 1+1s and 1+1s one to five years old asked TRY 54,000 and TRY 54,441. Only 8 of the 98 flats were in buildings more than five years old, too few to price, and 11 of the 54 new flats were still under construction, so a buyer of one of those is buying off plan, from a developer, before the occupancy permit.
Listings posted since 1 July 2026 asked a median TRY 2,800,000 for a 1+1 and TRY 4,850,000 for a 2+1, close to the whole sample. Nine listings had been online since 2025 or earlier, and nine repeated another listing's room count, size and price, the usual sign of the same flat posted by two agents; removing them leaves the median at TRY 3,480,000 and TRY 51,053 per square metre.
What does rent cost in Payallar?
Apartments in Payallar listed for long-term rent on 23 October 2026 had a median asking rent of TRY 18,000 a month, about EUR 324, the lowest of the nine neighbourhoods sampled, and the eight one-bedroom flats asked a median TRY 16,500, about EUR 297. The medians come from all 13 Emlakjet rental listings for flats in Payallar that day, so they are indicative only.
| Flat type | Listings | Median asking rent | Middle half of listings |
|---|---|---|---|
| 1+1 | 8 | TRY 16,500 | TRY 14,500 to 22,500 |
| All flats | 13 | TRY 18,000 | TRY 15,000 to 20,000 |
Five of the 1+1s were unfurnished, at a median TRY 14,500, and three furnished, at TRY 18,000, against TRY 15,000 for unfurnished and TRY 21,000 for furnished 1+1s in Avsallar on 16 October 2026. The four 2+1s asked TRY 18,000 to 23,500 and the one 3+1 TRY 16,000. Across all sizes Payallar asked a median TRY 260 of rent per square metre, more than Demirtaş's TRY 182 and less than TRY 270 to 273 in Cikcilli, Tosmur, Mahmutlar and Avsallar, TRY 318 in Kargıcak and Oba and TRY 348 in Kestel. In the July to October 2026 sample a 1+1 asked TRY 20,000 in Oba, TRY 24,500 in Mahmutlar and TRY 25,000 in Kestel.
Rental listings in Payallar stay up for weeks. Of the 12 Payallar listings in the July to early October 2026 sample used for the cost of living in Alanya, 10 were still advertised on 23 October, and most of the flats on offer were new: all eight 1+1s were in buildings up to four years old. No villa was advertised for rent.
What rental yield can a Payallar apartment make?
A one-bedroom flat in Payallar showed a gross rental yield of about 6.9% at October 2026 asking prices and rents: twelve months of the TRY 16,500 median rent for a 1+1 divided by the TRY 2,862,500 median asking price. Furnished and unfurnished flats are taken together, because only three furnished 1+1s were advertised for rent; unfurnished 1+1s alone showed about 6.1%. The rent rests on eight listings, so one new listing could move the figure by half a point or more.
Payallar's rents are the lowest in the series, but its prices are lower still, so its yield is among the higher ones. Furnished 1+1s showed 7.4% in Oba, 6.9% in Mahmutlar, 6.7% in Avsallar and 5.7% in Kestel at the same month's prices, and a 2+1 4.1% in Demirtaş. All of these are asking prices, so the true yield depends on what a buyer pays and what a tenant signs.
Net yield is lower again. Aidat, the monthly service charge, property tax, DASK earthquake insurance and the months a flat stands empty between tenants all come out of the rent, and the worked example for a 1+1 runs those numbers. Rental income is also taxable in Turkey, and the rules differ for residents and non-residents.
Short holiday lets are a separate regime. Under Law 7464 on the tourist rental of residences, letting a home for periods of up to 100 days needs a permit from the Ministry of Culture and Tourism, and the application must include a unanimous decision of all the owners in the building where the flat sits. The Constitutional Court rejected a challenge to that rule on 25 December 2025, in a decision published in the Official Gazette on 2 April 2026. In Payallar, where 69 of the 98 flats for sale mention a pool, a holiday let needs the written agreement of every owner in the block.
The regional trend works in a landlord's favour for now. In the Antalya, Burdur and Isparta region, the TCMB's New Tenant Rent Index rose 23.6% in the year to September 2026, while its house price index rose 20.0%.
Can foreigners get a residence permit for a Payallar address in 2026?
Payallar is not on the Presidency of Migration Management's list of closed neighbourhoods, so no closure stands in the way of an address there, but a permit based on owning property needs a home worth at least USD 200,000 that the owner lives in, and only 1 of the 98 flats for sale on 23 October 2026 asked that much. That flat was a 3+2 of 512 m² gross on the seafront, in a building 11 to 15 years old, asking TRY 14,200,000, about USD 286,500; the next dearest, a 4+1, asked TRY 8,500,000.
The Presidency's list of 1,169 neighbourhoods closed from 1 July 2022 names four in Alanya, Kargıcak, Mahmutlar, Kestel and Avsallar, in rows 145 to 148 of the attached file; Payallar is not among them, and neither is Konaklı. The announcement, checked again on 23 October 2026, describes the closure as covering temporary and international protection registrations and changes of province for people under protection, and no longer names residence permits. How the wording changed during 2026 is set out in the guide to Avsallar, one of the listed neighbourhoods.
The value test is the one almost no Payallar flat passed. The Presidency's list of documents for a short-term residence permit, published on its e-İkamet application site, requires a home used for a property-based permit to have been worth at least USD 200,000 in Turkish lira on the date it was acquired, and to be used as the foreigner's own home rather than let for rent or any other income. At the TCMB dollar buying rate of 23 October 2026, TRY 49.5647, the threshold was about TRY 9,913,000. The median 2+1 asked TRY 4,650,000, about USD 93,800, or 47% of the threshold, and the median 1+1 about USD 57,800. Some listings aimed at foreign buyers describe Payallar as suitable for a residence permit: the neighbourhood is open, but at October 2026 prices the flat is the obstacle. How the application itself works is set out under residence permit.
What is the housing stock like in Payallar?
Payallar's flats are the newest in the series: 92% of those for sale on 23 October 2026 were in buildings up to five years old, most in blocks of four to eight storeys, 70% of the listings mentioned a pool, and 59% of the listings that stated either condominium title gave kat irtifakı, the construction-stage title. The detail pages of the 98 sale listings give the profile.
| What the listing states | Payallar, share of 98 | Demirtaş, share of 73 | Kestel, share of 189 | Kargıcak, share of 191 | Cikcilli, share of 101 | Avsallar, share of 363 | Tosmur, share of 91 | Oba, share of 374 | Mahmutlar, share of 642 |
|---|---|---|---|---|---|---|---|---|---|
| Building up to five years old | 92% | 75% | 37% | 60% | 7% | 85% | 14% | 64% | 40% |
| Building of nine to twelve storeys | 10% | 33% | 2% | 2% | 50% | 31% | 55% | 1% | 50% |
| Construction-stage title (kat irtifakı), of those stating a title | 59% | 65% | 67% | 58% | 52% | 57% | 29% | 50% | 56% |
| Furnished | 7% | 32% | 68% | 74% | 50% | 31% | 67% | 45% | not measured |
| A pool mentioned in the listing | 70% | 85% | 87% | 82% | 78% | 82% | 84% | 80% | 78% |
| Air conditioning as the heating | 88% | 96% | 94% | 97% | 94% | 96% | 98% | 91% | 94% |
The taller blocks ask more. In October 2026 the 39 flats in blocks of six to ten storeys asked a median TRY 57,917 per square metre, against TRY 47,018 for the 29 flats in five-storey blocks and TRY 49,222 for the 30 in blocks of four storeys or fewer, all of them a median of one year old or newer. Of the 98 listings, 77 stated a lift, 72 a car park and 27 placed the flat inside a site (a gated residential complex). Inside a site did not mean dearer: the 27 flats in a site asked a median TRY 51,154 per square metre, against TRY 51,064 for the 71 outside one. The 31 sale listings that stated an aidat gave a median of TRY 1,500 a month, the same as Tosmur and Mahmutlar and below Demirtaş's TRY 1,900, Avsallar's TRY 1,875 and Kargıcak's TRY 3,000, and 67 of the 98 listings described the flat as eligible for a mortgage.
Of the 80 listings that stated the title as either kat irtifakı or kat mülkiyeti (full condominium title), 47, or 59%, gave kat irtifakı. In a stock this young that is expected: 44 of the 76 flats up to five years old that stated a title were on kat irtifakı, which converts to kat mülkiyeti on the strength of the occupancy permit (yapı kullanma izin belgesi, known as iskan) for the whole building under Article 3 of the Condominium Law (Kat Mülkiyeti Kanunu, Law 634). The title deed shows which title applies, and what each type means for a buyer is set out under types of title deed in Turkey. Because almost the whole stock was finished after 1 January 2019, most of it falls under the current Turkish Building Earthquake Code (Türkiye Bina Deprem Yönetmeliği), but the date that decides is the building permit's, which is on the building's file at Alanya Municipality.
Villas barely figure. Only two were listed for sale on 23 October 2026, and ten plots of land, so neither market can be measured.
What is daily life like in Payallar?
Daily life in Payallar depends on the D-400 strip 3 to 4 km south of the village, where the supermarkets, shopping centres and most pharmacies stand on the Konaklı side of the boundary; inside Payallar itself there is a pharmacy, a family health centre and a middle school, and the nearest state hospital is 21.3 km away in Oba. The places listed are those recorded on OpenStreetMap in October 2026 and placed against the TKGM boundary, with road distances from the Payallar point.
- Shopping: a BİM and a Migros on the D-400 are 3.0 and 3.1 km from the village point, and the Time Center and Mall of Alanya shopping centres in Konaklı 3.2 and 3.6 km.
- Healthcare: the Cantuna pharmacy is 0.2 km from the village point, and OpenStreetMap maps 15 more pharmacies along the D-400 strip. A family health centre (aile sağlığı merkezi) gives its address as Payallar Mahallesi, Menderes Caddesi No 111/A. The nearest state hospital is ALKÜ Alanya Training and Research Hospital in Oba, 21.3 km and about 20 minutes away, and the private Başkent University Alanya Hospital is 16.4 km away.
- Schools: Payallar Günay Demirel Ortaokulu, a state middle school, gives its address in its strategic plan on its Ministry of National Education site as Payallar Mahallesi, Güleç Demirel Caddesi No 3. Families should confirm places at each level with the Alanya district education directorate (İlçe Milli Eğitim Müdürlüğü).
- The weekly market: no market day for Payallar itself could be found in October 2026, in the Alanya market lists or on OpenStreetMap. The nearest recorded market is Avsallar's covered Wednesday market, 12.5 km away.
- Buses: no current timetable or line number for municipal buses or dolmuş (shared minibus) services to the village could be found from Alanya Municipality in October 2026, so a buyer without a car should check the nearest stop and the frequency in person.
- The sea: the shore at Büyükyer is 0.55 km away in a straight line, the village point 2.6 km, and the beach on the Payallar shore 5.6 km by road from the village point.
- Şarapsa Han: the 13th-century Seljuk caravanserai stands on the D-400 3.7 km from the village point.
Utility tariffs and supermarket prices are the same as elsewhere in Alanya, so the cost of living in Payallar differs from the rest of the district mainly in rent and aidat, and both are among the lowest in the series.
What is happening with the Payallar State Hospital?
A 200-bed state hospital has been under construction in Payallar since 2023, but it had not opened by October 2026, and no opening date had been announced. The Ministry of Health's investment directorate announced the contract for a new 200-bed state hospital in Alanya on 27 July 2021, with 7 operating theatres, 67 outpatient clinics and a 25-bed intensive care unit. Local reporting places it in Payallar and dates the start of construction to April 2023.
Work stopped after a ground slide in September 2024, according to Gazete Alanya, and in November 2025 the AK Party's Alanya district chair said a retaining wall design had been approved and the contractor would resume. In December 2025 the ministry's target was 2026 and an opposition member of parliament said completion before 2027 was not possible; in March 2026 pile foundations were being driven, and at the end of May 2026 the hospital was still unfinished. Once open it is meant to serve western Alanya and Gündoğmuş, according to the same December 2025 report; until then, the nearest state hospital is the one in Oba, 21.3 km away.
What are the downsides of living in Payallar?
The main downsides of Payallar are a village set back from the sea with its shops across the boundary in Konaklı, a state hospital that is not yet open, a flat market where only one listing reached the residence permit value test, a long drive to Gazipaşa-Alanya Airport, a thin rental market, and a new stock that stands mostly empty. None of them rules Payallar out, but each changes what a buyer should check.
- Village and coast: the village point is 2.6 km from the shore in a straight line, and the beach strip in front of the D-400 shops belongs to Konaklı.
- Hospital distance: the nearest state hospital is 21.3 km away in Oba, and the hospital under construction in Payallar has no opening date.
- Residence permit: 1 of the 98 flats for sale on 23 October 2026 asked the USD 200,000 a property-based permit needs, a 512 m² flat at TRY 14,200,000.
- Airport distance: Gazipaşa-Alanya Airport is 59.0 km away, the second furthest in the series after Avsallar, and Antalya Airport 116.4 km.
- Thin rental market: 13 flats were advertised for long-term rent on 23 October 2026, at a median of TRY 18,000 a month, the lowest of the series.
- Empty new blocks: 93 of the 98 flats for sale were empty, so a buyer who wants year-round neighbours should ask how many flats in a block are lived in.
- Construction-stage titles and off-plan flats: 59% of the listings that stated a title gave kat irtifakı, and 11 of the new flats were still being built.
- Motorway works: spoil areas for the motorway operate in Payallar until the road opens, due by October 2028.
- Duplicate listings: 9 of the 98 sale listings repeated another listing's size and price.
Each of these can be checked before an offer is made. The title type, the occupancy permit, the building permit date and the route to the beach are among the checks set out for a property viewing trip to Alanya.
Who is Payallar right for, and how does it compare with Avsallar, Demirtaş, Mahmutlar, Kargıcak, Kestel, Oba, Tosmur and Cikcilli?
Payallar suits buyers who want a new one-bedroom flat at the lowest price per square metre in the series, about 17.5 km from Alanya's centre, and landlords who will let it long term; it does not suit a buyer who needs a property-based residence permit from a flat, because only one flat in October 2026 reached the USD 200,000 value test, or one who wants the beach, the shops or a hospital on foot. Its median 1+1, at TRY 2,862,500 or about EUR 51,600 in October 2026, was the lowest of the series, and nine in ten of its flats were up to five years old.

Sale prices were sampled for Payallar on 23 October, for Demirtaş on 22 October, for Kestel on 21 October, for Kargıcak on 20 October, for Cikcilli on 17 October, for Avsallar on 16 October, for Oba and Tosmur on 14 October and for Mahmutlar on 13 October 2026. Rents for Payallar, Demirtaş, Kestel, Kargıcak, Cikcilli, Avsallar and Tosmur are all listings live on the sampling day, and Payallar's rest on 13 listings; those for Oba and Mahmutlar come from listings posted between July and October 2026. Distances are measured to the same point at Güller Pınarı and to the same airport point.
On these figures Payallar fits a buyer who wants a new flat for holidays or long stays at the lowest entry price in the series, drives, and is content to shop on the D-400 in Konaklı, and a landlord letting a 1+1 to long-term tenants. It fits less well for a buyer who needs a residence permit through property and wants a flat, for a household that needs a hospital or the beach within walking distance, or for a buyer who flies through Gazipaşa. Avsallar, 12.8 km further west, asks 15% more per square metre but has its own market, beach and centre, and Demirtaş, at the far eastern end, is 22.6 km from Gazipaşa airport but asks 13% more per square metre. Current listings from AKEA are under flats for sale in Payallar.
Worked example: buying and letting a 1+1 in Payallar
A one-bedroom flat bought at the October 2026 median asking price of TRY 2,862,500 and let at the median asking rent of TRY 16,500 a month would return about 5.4% a year net, before income tax, if the buyer pays the whole title deed fee and no agent's fee. The calculation uses the medians from the listing samples and the fees in force in 2026, set out in full under buying costs in Turkey. A 1+1 is used because 1+1s are the largest group of flats for sale, 56 of 98, and of flats for rent, 8 of 13.
| Line | Amount | Basis |
|---|---|---|
| Purchase price | TRY 2,862,500 | Median asking price, 1+1, 23 October 2026 |
| Title deed fee (tapu harcı) | TRY 114,500 | 4% of the declared price; the law splits it 2% buyer and 2% seller, but buyers often pay all of it |
| Agent's fee | TRY 0 to 137,400 | Capped at 4% plus 20% VAT; often paid by the seller |
| Total outlay | TRY 2,977,000 to 3,114,400 | About EUR 53,600 to 56,100 |
| Annual rent | TRY 198,000 | TRY 16,500 × 12 |
| Aidat | − TRY 18,000 | TRY 1,500 a month, the median across the 21 one-bedroom sale listings in Payallar that stated one |
| DASK earthquake insurance | − TRY 1,942 | Median policy in Antalya province, June 2026 |
| Property tax | − TRY 2,000 | 0.2% of the municipal value, assumed here to be TRY 1,000,000 |
| One month empty | − TRY 16,500 | One month's rent lost between tenants |
| Net annual income | TRY 159,558 | About EUR 2,870 |
At October 2026 prices, the net income of TRY 159,558 is 5.4% of a TRY 2,977,000 outlay and 5.1% of TRY 3,114,400 if the buyer also pays the maximum agent's fee. Smaller costs are left out: the land registry service charge, the sworn translator at the title deed office, repairs, furniture and the income tax on the rent, which depends on the owner's tax residence. The property tax line is an assumption, because the municipal value of a flat is set by Alanya Municipality, not by the market, and the rent rests on eight 1+1 listings, furnished and unfurnished together.
Of the nine worked examples in the series, only Oba's (5.9%) came out higher; Mahmutlar (5.3%), Avsallar (5.2%), Tosmur (4.6%), Kestel (4.5%), Kargıcak (4.3%), Cikcilli (3.9%) and Demirtaş (3.1%) all came out lower. At about USD 57,800 in October 2026 the 1+1 is under a third of the USD 200,000 a property-based residence permit needs, and a flat let to tenants could not serve as the basis for one in any case.
How fast are Payallar prices and rents moving?
Official figures do not go below the region: in the Antalya, Burdur and Isparta region, the TCMB house price index rose 20.0% and the new-tenant rent index 23.6% in the year to September 2026, according to the bulletin published on 16 October 2026. Annual consumer price inflation was 29.73% in September 2026 according to TÜİK, so both figures were falls in real terms, of roughly 7.5% for prices and 5% for rents. Across Turkey the two indices rose 22.3% and 26.6%.
Neither TCMB nor TÜİK publishes an index for Alanya or for a single neighbourhood. Payallar's own listings give only a weak signal: flats listed since 1 July 2026 asked TRY 2,800,000 for a 1+1 and TRY 4,850,000 for a 2+1, against TRY 2,862,500 and TRY 4,650,000 for the whole sample, and 10 of the 12 rental listings in the July to early October sample were still advertised on 23 October. The listing medians for Payallar are a snapshot of asking prices on one day, 23 October 2026, and will be refreshed in January 2027 with the same method used for the other eight neighbourhoods, so the change in Payallar itself can be measured from then on.
